How we choose a villa for you
A villa is not picked the way a hotel is. Star ratings tell you nothing here. What decides the trip is how deep the pool is, whether the neighbours can see into the garden, how steep the drive up to the gate is, and whether anyone will come to fix the air conditioning on a Sunday.
We go through those things before a house reaches you, and we say them plainly. If the beach is a twenty-minute walk rather than five, you hear that from us. If the pool falls into shade after three in the afternoon, you learn it before booking, not on the first day by the water.
The same goes for noise. Some houses hear the main road in the evening, some sit next to a building site, and some are so far from a shop that every bottle of water means a drive. None of this shows in listing photos, so we mention it next to the price.
Tell us the area or beach, your dates, and how many adults and children are travelling. Add what matters most: a private pool, a view, quiet, or a short walk to the sand. That is enough for a first shortlist, with no forms and no phone calls, and the terms for each house come in the same message.
Who runs the house matters more than the photos
Villas in Phuket are let in two very different ways. Some are run by a management company with scheduled cleaning, a pool technician and someone at the end of the phone. Others are handled by the owner alone, often through one helper who does everything from keys to repairs.
You feel the difference on the first day something breaks. With a company, a technician is usually booked the same day. With a private owner, it depends on one person's calendar, and a broken air conditioner in April is not a small problem.
Before you book, we tell you who is responsible for the house during your stay and how repairs are handled. That single answer says more about the next few weeks than the interior photos do.
Which part of the island to stay in
The right area depends on what you do during the day. The west coast is closest to beaches and restaurants: Bang Tao, Surin and Kamala. The south and east of the island are quieter and greener, with more space around each house and fewer tourists on the road.
Bang Tao has the largest choice of villas with private pools, most of them inside gated estates, and it is about twenty-five minutes from the airport. For a longer stay, Rawai, Chalong and Bang Tao work better than resort-style Patong: shops, gyms and schools are part of daily life there.
Families with small children usually do better on flat ground. Houses with a sea view nearly always stand on a slope, which means steps from the car to the door and more steps inside.

A week or a month: two different deals
Nightly rentals usually include cleaning, pool care and utilities in one price. From a month upwards the logic changes: the rate is set per month rather than per night, electricity is billed by the meter, and the deposit is larger. A deposit equal to one month's rent is common on long stays.
Season changes everything. December to March is high season, and good houses for the winter are booked months ahead. May to October is low season, when rates drop and the choice of houses is wider. If you plan to spend the winter here, start looking in summer.
Worth knowingElectricity is the bill that surprises people most. A house with air conditioning running day and night in every room can cost several times more to run than one where it is used only in the bedrooms at night. Ask for the tariff before you sign and photograph the meter on the day you arrive.
What to agree on before you pay
Most disputes at check-out come from things nobody wrote down at check-in. We settle them in the chat before the booking, so that both sides mean the same thing by the same words.
- Deposit — how much, what can be deducted, and when the rest comes back
- Power and water — included, or billed by the meter and at what tariff
- Cleaning and pool service — how often, and whether it continues while you travel
- Repairs — who calls the technician and how fast they arrive
- Power cuts — whether the house has a generator or a water tank
- Pets — if you travel with a dog, the owner's permission goes into the contract

Yes. Besides nightly stays there are monthly and seasonal bookings. For long stays we agree the deposit, electricity and water, and the cleaning schedule separately, because over months these costs matter more than over a week.
Which area of Phuket should I choose?
It depends on your days. Beaches and restaurants are closest on the west coast, in Bang Tao, Surin and Kamala. The south and east are quieter and greener, and Rawai and Chalong suit long stays well.
