What does 'sea view' mean in a Phuket listing?

Three quite different things. First, a panorama: the sea fills the horizon, the whole bay is visible, and you see it from the terrace and from the pool. Second, a fragment: water between trees or houses, usually from one corner of the terrace. Third, a view that existed until someone built another house further down the slope.

The price difference between the three can be small. The difference in how the stay feels is not. That is why 'sea view' is the most elastic phrase in villa listings, and why it pays to check before you pay.

Why don't the photos help?

Because they are taken from the best spot at the best hour, usually at sunset with a wide-angle lens. A fragment looks like a panorama, and the neighbour's roof simply falls outside the frame.

The honest check is a video filmed today, turning slowly from one edge of the terrace to the other. A satellite map helps too: it shows plainly what stands between the house and the sea, whether an empty slope, a row of roofs or new construction. And ask the owner outright what is being built within sight. A view is the one feature of a house that can disappear in a single season, and everyone on site knows about it.

Where in Phuket is the view real?

On the west coast: Surin, Kamala, the slopes above Patong and Kata. Houses sit on hills above the bays, the whole sea is visible from height, and the coast faces west, so you get the sunset. In the south, Nai Harn and the slopes towards Promthep give more dramatic views, because the ground is steeper, and harder roads to the gate.

Bang Tao, Rawai, Chalong and the northern areas stand on flat land. From there the sea is visible only from front-line houses, which are few and expensive. Deeper inside those areas, 'sea view' nearly always means a fragment.

What do you pay for a view besides the rent?

Stairs, first. Height means steps between the parking space and the door, and several levels inside. With a pushchair or older parents, that is a daily workout. Walk up to the house on foot at least once: a climb that takes a minute by car looks very different on foot.

Then the road. Drives to hillside houses are narrow and steep, not every car manages them, and in a downpour they become unpleasant. You will want a car with some power; a small sedan spins its wheels on a wet climb, and in Kamala that happens every rainy season.

And the house itself. Big glass facing the view turns the living room into a greenhouse by midday unless there are curtains, tinting or an awning. Sea wind is pleasant in the evening and brings salt, which wears out outdoor air-conditioning units, locks and hinges. Ask how often the equipment is serviced; on view houses it needs it more often.

What does a view give you back?

Breeze and cooler evenings, noticeably fresher than down in the village, so the air conditioning is often off at night. Fewer insects. Privacy, because there are fewer neighbours on a slope and the terrace is genuinely yours.

Houses with a view stand above the village, so evenings are cooler and there are fewer insects. The other side of it: every trip to the shop becomes a drive, and a forgotten loaf of bread means getting the car out again.

A view only works when there is somewhere to sit. A shaded terrace with a table and a socket turns the panorama into a daily pleasure. A bare parapet turns it into a picture you stop looking at after a week.

Sea view or a short walk to the beach?

It depends on where your day happens. If the day is built around the beach and the house is for sleeping, stay close to the water. If the villa is the holiday itself, with the pool, breakfasts on the terrace and evenings at home, the view pays off every single day.

A house near the beach lets you walk to the sand barefoot, but it usually sits in dense building, has no view and hears the beach cafés at night. A hillside house gives panorama, quiet and cooler air, and needs a car.
