By location, not floor area. Time is short, and every extra drive eats half a day, so being close to what you came for matters more than a spare bedroom. Look at what surrounds the house: a shop, a pharmacy and a couple of places to eat within a short walk count for more than the size of the terrace.

Check where the house stands inside the estate, because a corner plot on a through road and a house deep inside live differently, and on a short stay you cannot fix that. Do not take a hillside house without transport; a beautiful view for a week becomes a daily climb on foot, and that is all you remember.
