Villas Near the Beach in Phuket

Villas standing right on the sand are almost non-existent in Phuket, because hotels hold most of the coast and part of it is protected from building. 'Front line' in a listing usually means a house across the road from the beach, about three minutes on foot, or a house on the slope above a bay. The honest measure is minutes on foot along the real route, and if you will have a car anyway, a house further back is often the better deal.

What does 'front line' mean in Phuket?

Usually not what you picture. Most of the coast belongs to hotels or sits inside a protected zone where building is limited, so a gate that opens onto the sand is a rarity.

In most listings, front line means a house across the road from the beach, or in the first row of houses behind the coastal street. Still close, about three minutes on foot, but not barefoot from the garden. The other version is a house on the slope above a bay: far from the water in metres, with the whole sea in view, and sold as 'by the sea' too.

Front-line houses cost roughly one and a half to two times more for the same floor area. Quiet plots right by the water are few, and they are booked months before high season.

How far from the beach is the house, really?

Count minutes on foot along the actual route, not metres in a straight line. In Phuket the two can differ wildly: a hill between house and beach turns three hundred metres on the map into fifteen minutes uphill.

Ask for the address or a pin on the map and build the walking route yourself. Check for a pavement while you are there, because some coastal roads have none, and with children a short distance along traffic is not short at all. And ask about the way back. Downhill to the sea and uphill home in the heat are two different walks.

Which areas put you closest to the water?

Rawai and Nai Harn in the south, Kamala and Surin in the west, Nai Thon and Nai Yang in the north. Building there is less dense than in Patong or Kata, so homes stand closer to the sea.

In Bang Tao there are houses near the water, but they belong to serviced residences, which is a different format at a different price. In Patong and Kata villas by the water are practically absent: hotels hold the low ground, and houses begin higher up the slope.

What changes when you live right by the sea?

Salt, damp and noise. A house a hundred metres from the water lives in salty air: locks, hinges, sliding-door rails and outdoor air-conditioning units wear faster. In a well-kept house you see fresh grease and doors that slide; in a neglected one, the terrace door jams on day two.

Humidity is higher by the sea, and clothes in closed cupboards grow damp within a week without airflow. Ask about a dehumidifier and look for cross-ventilation in the bedrooms, not only a split unit. Rain comes sideways with the wind on the coast, so check how the openings close and what happens to the terrace in a storm.

Beach areas are lively at night: restaurants, music, boats at dawn. In low season the surf can be loud in some bays. Quiet by the sea belongs to a specific plot, not to the coast.

Inside, the sea shows differently. Without regular airing and air conditioning, cupboards start to smell of damp, and leather goods and books grow a pale bloom. At a viewing, look at the small things: locks, hinges, outdoor sockets, the grilles of the air-conditioning units. A house that is looked after stands out at once by the sea, because neglect shows fastest here.

Would a view suit you better than the beach?

For many guests, yes. A sea view from a house on the slope gives a panorama of the bay, privacy and cooler air, with the beach five minutes away by car, and height usually costs less than closeness to the water.

Check it just as strictly: ask for a fresh video from the terrace, because trees and new building below can change a view within one season.

Who doesn't need to be on the beach?

If you work all day and swim in the evening, the difference between five minutes on foot and seven by car hardly shows, while a second-row house is usually roomier and stands on flat ground. Families with small children are not always happiest on the front line either: more people, more noise, busier roads, less shade in the garden.

A winter of several months is its own case. Over that distance daily life beats romance, and a market, a school and a calm road nearby count for more than the sound of surf from the window.
