What is Mai Khao, really?

Not a village but a long coastal strip along a national park, built up with separate projects and wide gaps between them. There can be a kilometre of empty road between neighbouring complexes, and life happens inside the grounds rather than on the street.

Because the park is protected, the shore is not built up to the water as on the west coast. Dunes, casuarina trees, a path to the sea, and only then the houses. For a long stay that is the main plus: the beach is never walled off by rows of loungers and never crowded. The flip side is that a shop, pharmacy, market or coffee is a few minutes' drive away, not round the corner. People rent pool villas here for isolation, not convenience.

Who does Mai Khao suit?

People who work from home and value quiet over variety. Families with small children: wide, gently sloping sand, few people, no night music. And anyone who flies often, since the airport is closer than from anywhere else on the island.

It does not suit a ten-day trip meant to see everything. Any drive south eats about an hour each way, and such a holiday ends with the feeling you spent more time at the wheel than resting. It is also hard for people sensitive to aircraft noise.

Remote workers tend to do well here, as long as the internet reaches the whole house. The rest of the day is simple: an early swim, work through the heat, and a drive to Nai Yang for dinner. People who need a café on the corner usually move south after a month.

Worth knowingThe glide path runs over the southern part of the zone, and the closer a house is to Nai Yang, the louder it gets. The northern half is calmer, but check the specific address with a daytime video from the terrace, not the area as a whole.

What does an ordinary day look like?

Morning is so quiet it rings: birds, wind in the trees, the odd car. People swim early before the sand heats up, and there are usually just a handful of people on the whole visible shore. Groceries are bought every few days at a big supermarket nearer the airport, on the way to town; food delivery does not reach every complex, so check that if you do not plan to cook.

Evening comes early and without options. There are almost no restaurants within walking distance, so it is dinner at home or a drive. The nearest lived-in neighbour is Nai Yang, with cafés on the sand and a pine avenue; most Mai Khao residents eat there. After a month many say that quiet was the whole point.

What should you check in a Mai Khao house?

Here the house matters less than its position relative to three things: the sea, the road and the runway. Then service: projects are large and many have a management company, which decides how fast an air conditioner gets fixed and who cleans the pool. In the contract that should be written in words, not implied.

• Real walking time to the water — 'beach nearby' means two to twenty minutes

• A fence and gate — some houses stand in open streets by the highway
• Who looks after the pool and garden, and how often
• Whether grocery and food delivery reach the address
• Internet across the whole house, not only the living room

What is near Mai Khao, and what is far?

Nai Yang is the closest lived-in neighbour, minutes away, with cafés on the sand, a pine avenue and small shops. Hospitals, big shopping centres, schools and everything else 'grown-up' lie towards town and the centre of the island, along a straight road with no hairpins, which for the north is a real advantage.

The west coast resorts are a half-day trip of their own. If you plan to be in Patong or Kata several times a week, the north is the wrong choice: the lease runs for months, and the road will not get shorter. Mai Khao works for people whose life is the house, the beach and the airport, in that order.

How do the seasons change the north?

More than in sheltered bays. The open shore catches all the west coast's waves, and from May to October swimming is for the careful: the current pulls along the beach, lifeguards are few and flags are not always up. At the same time the area turns very quiet, seasonal places close, roads empty and evenings stay warm. For anyone renting long term and not tied to swimming, the rainy months bring better contract terms and a wider choice of houses.

The house changes too. In the wet months mould can appear in wardrobes and tile joints if a house is poorly aired and the air conditioners rarely run; check ceiling corners and the smell in bedrooms, which takes a minute. After heavy rain, unpaved plots wash out and leaves block the drains: in a well-serviced house that is fixed in a day, in one without service it becomes your job.
