Why do people rent in Rawai for months?
The logic is simple. For the same money you get a noticeably bigger house than on the west coast, because Rawai is not a beach area in the tourist sense and there is no premium for the front line. The real beaches of the south are ten to fifteen minutes away.
The second reason is infrastructure for living, not for holidays: local markets, cheap grocery shops, repair services, schools, gyms and doctors. The third is community. Many people winter here year after year, and you see it in the number of cafés, coworking spaces and children's classes.

What kind of houses are there?
The main type is a detached pool villa on its own plot in a residential street. Projects are simpler than in Bang Tao: less design, more practicality. There are a few small gated complexes with shared grounds, and houses by the lake and on the rise towards Nai Harn, where plots are bigger and quieter.
A separate category is houses without a pool but with a garden. For a long stay that is sensible: upkeep costs less, and you drive to the sea anyway.
What matters on a long lease here?
On stays of a month or more, things that go unnoticed in a week come to the front. Electricity first: air conditioning bills add up quickly in the tropics, so know the tariff and how the meter is read. Internet second: check the real speed on site, especially if you work remotely, because the contract figure and the real one regularly differ. Appliances third: over half a year the washing machine, an air conditioner or the pool pump will break, so agree in advance who fixes what and how fast.
Check the house under load: switch on every air conditioner and the washing machine and watch the fuse box. Houses once let by the night sometimes have wiring never meant for a family living in them.

What is daily life in Rawai like?
The seafront with its fish restaurants is the centre of evening life: you choose the fish at the counter and it is cooked on the spot. The pier works all day, with boats to Coral, Racha and further islands, a way to get out to sea without the crowds.
For swimming people drive to Nai Harn, Ya Nui and Ao Sane, all within about fifteen minutes; many families end up spending more time on those beaches than if they lived on them. The south supplies itself, with a fish market, daily vegetable rows, workshops, pharmacies and small clinics in the area. Big shopping and specialist doctors are in Phuket Town and Chalong, an easy drive with no passes.
TipVisit the street in the evening, not only by day. Rawai is residential, and a workshop, a building site or a house with dogs can be next door; the street sounds very different after dark.
What should you check on the plot itself?
Water, first. Pressure, a storage tank and the quality of tap water for household use vary from one block to the next in the south, and you find out in the first week. A big garden grows fast in the rains and the pool collects leaves, so who pays the gardener and how often he comes belongs in the contract, not in a verbal promise.
Then the small logistics nobody lists. In private estates rubbish collection is an arrangement with the owner rather than a city service, so ask who takes it and on which days. Check where the router stands and how the signal is in your work room, straight from your phone; thick walls and far rooms lose signal, and the fix is an access point, not a new provider. And look up the nearest 24-hour pharmacy on the map before you need it.
Rawai or Nai Harn?
They are neighbours and often lumped together, but they live differently. Rawai is a village strung along the water with boats, markets and everyday life; Nai Harn is an enclosed bay with a swimming beach and a lake. Houses in Rawai more often stand on level plots in estates with gardens, and there are more of them; in Nai Harn there are fewer plots, they cost more and nearly always sit on a slope.
The practical choice: if swimming from the door matters more, look towards Nai Harn; if easy daily life, markets and calm roads matter more, stay in Rawai. It does not suit anyone after a tourist front: beach clubs, evening lights and a spa on every corner are replaced by ordinary Thai life.
