How is a three-bedroom house different?
Not by arithmetic. Compared with a two-bedroom house, a third bedroom brings a third independent resident with a schedule of their own, and that is why layout counts more than square metres here.
Two layouts dominate. In one, all bedrooms line a single corridor on one floor. In the other, one room stands apart, downstairs, off to the side or in its own wing. The second is worth more to a family with a teenager or to anyone hosting guests for weeks, because the separate room gives a real border rather than a symbolic one.
A third bathroom usually comes along, but not always. A three-bedroom house with one shared bathroom exists, and living in it with three or four people is awkward from the first morning.

Who actually needs three bedrooms?
Families with two children, people living on the island with relatives, and anyone who regularly hosts guests for several weeks. It also suits two couples living together long term, with the third room as a shared study or guest room.
It does not suit a couple taking a house to grow into, and a big group is better served by a four-bedroom villa. Spare rooms improve nothing and still ask for cleaning, cooling and money. Nor does it suit a group hoping to fit a crowd into three bedrooms: the lease almost always caps residents, and going over hits the deposit.
What is daily life like in a three-bedroom villa?
It needs a routine. Morning queues for the bathroom and evening noise in the living room are ordinary scenes in this format. Electricity goes noticeably faster: three or four air conditioners running at night make up the main bill, and on a long stay you feel it.
Cleaning gets harder. One visit a week is usually not enough for a house this size, so agree the frequency before arrival rather than after the first month. The pool, on the other hand, is usually a proper one you can swim in, and with daily use it needs service more often than the standard schedule.
TipThe far bedroom is often the hottest: it sits away from the central cooling and frequently faces the sunset. Walk into it in the afternoon, not in the morning.
What should you check at the viewing?
The main question is how the bedrooms sit relative to each other and to the living room. Everything else comes second.
- Where the third bedroom is — next to the others or apart
- How many bathrooms, and whether the guest room has its own
- Whether the living room can be heard from the far bedroom with the door shut
- Air conditioners in every room, and their age
- What each bedroom window faces — yard, neighbour's wall or road
- A store room or somewhere for suitcases
- Whether the power supply copes with everything switched on
- The pool service schedule
- The resident limit and guest rules in the lease
How do areas shape the layout?
Three-bedroom houses are mostly built in estates, and the estate decides whether rooms share a floor or spread across levels. On flat plots a single-storey corridor layout is common; on slopes, a two-level house with one bedroom set apart. Inland, the same layout comes with more space; near the coast, houses are more compact and closer together.
Estate management is a real plus at this size: the pool, the garden and the shared grounds stop being your concern. If you do not need a garden at all, three-bedroom apartments exist too, and a complex covers the same family with less upkeep.
What should you agree before moving in?
Cleaning, first: how often, and what it includes. For a house with three bedrooms it is not a detail but a regular cost that is either in the rent or not. Then repairs. The more air conditioners, the likelier that one breaks during your stay, so the way a technician is called should be clear from day one.
Overnight guests come up often in a house this size, so know the rule before it matters. And make the check-in inventory detailed, room by room, on video. It takes twenty minutes and saves an argument at the end.
What changes on a long stay?
Everything a two-week visit hides. After a month it usually turns out that one bedroom is used constantly, the second occasionally, and the third has become a store room. That is normal, but be honest about it when choosing.
Service becomes part of the calendar: cleaning, pool and garden are easiest when the owner or the estate already runs them. And with this many appliances something will break over a few months. A good lease differs from a bad one precisely in how clearly it says who fixes what, and how fast. Film a detailed inventory at check-in, because the more rooms, the more items, and the more room for disputes at check-out.

Why is one bedroom always worse than the others?
In standard layouts the main bedroom gets the best spot and the third is fitted in with what is left. It can be smaller, hotter or next to the living area, so check it in person.
