What hides behind the number two?

Could be two proper suites. Could be one bedroom plus a cupboard with a bed in it. That second version turns up more often than people expect, because in compact houses the second room is planned for a child or an office, and an adult feels boxed in there.

Check whether the second bedroom has its own bathroom. With one bathroom for the house, two couples trip over each other every morning; for a family with a small child it barely matters. Floor area swings widely in this format too. A two-bedroom house with an open living room can feel roomier than some three-bedroom ones.

Who is a two-bedroom villa for?

A couple with a child, and a couple who need a separate study. That is the main scenario estates are designed for. It also works for two adults living together long term: the second room becomes an office or a guest room and saves you from sharing one space all day, which matters if one of you does remote work.

It does not suit two couples if there is one bathroom and the second room has no window; that arrangement survives a week, not a month. And it disappoints anyone planning to host friends: the sleeping places are exactly what is listed, and the lease usually caps the number of residents.

How does a compact house behave day to day?

It is easier to run. Cleaning takes less time, there are fewer air conditioners, and the electricity bill is lower for the same lifestyle, a real difference on a long stay.

The pool is usually small and built for cooling off rather than swimming. It needs the same care as a big one and overheats faster in summer. The kitchen is often open to the living room: you can cook, but smells travel through the whole house, so the extractor matters more than it seems at a viewing.

Storage is the weak spot. There are few wardrobes and rarely a store room, so on a long stay your things end up on open shelves.

What should you check at a viewing?

Look at the house as two different people living in it at the same time, not as it looks empty.

• A window in the second bedroom, and what it faces
• How many bathrooms, and which bedroom has its own
• Whether the bed you need fits with room to walk around it
• An air conditioner that works in every room, not just the main one
• Whether you can hear one bedroom from the other
• Where suitcases and seasonal things will go
• Room for a desk if two people work
• Pool size and shade over it for part of the day
• The maximum number of residents in the lease

Where are two-bedroom villas found?

All over the island, but their character depends on the area. In the south they are more often detached houses in estates with a plot of their own; in the north-west, dense rows with small yards where privacy comes from a fence rather than distance. In inland areas the same number of rooms usually comes with more floor space, because land was cheaper and houses were built roomier.

The area also decides who looks after the house. In a gated estate a management company does it; for a stand-alone house everything rests on agreements with the owner.

How can you tell a two-bedroom will feel too small?

It is hard before arrival, since an empty house always looks bigger. Three signs help. No place to withdraw: if the living room is joined to the kitchen and the second bedroom is taken, there is one shared space and no privacy. Storage: count the wardrobes, because two people on a long stay need more than they think. The terrace: in compact houses it works as a second living room, and if it is missing or taken up by the pool, the house feels noticeably tighter.

Read the lease for the resident limit and the cleaning terms before paying. Floors mopped and linen changed are two different services, and the deposit comes back against an inventory that is worth filming at check-in.

Four things, in this format more than any other. The resident limit and the guest clause, read literally before any money changes hands. Cleaning: whether it is in the rent, how often the cleaner comes and what they actually do, because mopping floors and changing linen are separate jobs.

The deposit comes back against an inventory, and a compact house holds more small items per square metre than a big one, so check the list and film it on the first day. And repairs: in small houses the air conditioners run almost nonstop, so the question of who fixes them, and how quickly, comes up sooner than anyone expects at check-in.
