Phuket's villa rental market has a high season from December to March, when good houses are booked months ahead and bargaining barely works, and a low season from May to October, when rates drop and the choice is wide. The best time to find a winter house is summer; by October and November you are choosing from what is left. If your dates straddle the switch between seasons, the rate can change in the middle of your stay unless the contract names the date.

High season runs from December to March. Demand peaks, rates rise, and good houses go long before arrival dates, especially around New Year and Chinese New Year; the best villas by the beach are booked half a year ahead, and bargaining hardly works. April and November sit in between: prices between the two levels, choice still there but narrowing.
Low season runs from May to October. Rates drop noticeably, many houses are free, and owners are more willing to discuss terms and include service in the price. May and October are the least predictable months: rain may fall for an hour a day or for a week, but prices are already low and everything still works.

When should you look for a winter house?
In summer. That is the main practical conclusion: in June to August there is both choice and room to agree terms for winter dates. By October and November the best houses are booked, and the search becomes choosing from leftovers, often at a higher rate.
The ideal route is to arrive in low season, live a month in an area you like, view houses in person and book the winter one on the spot. You choose from what you have seen rather than from photos, and you land better terms. Long leases work the same way: a six-month lease starting in May costs less than the same one from November, because the owner fills the whole low season.
Most contracts of a month or longer actually start in low season, because that is when the format suits both sides: the owner fills the empty months and the tenant gets the better rate.

How does the season change the house itself?
The same house feels different in February and July. In the rains clothes in closed wardrobes get damp and leather grows a bloom; ventilation and a dehumidifier fix it, so ask about one on a long stay. The garden grows fast, and a plot that looked tidy in February needs the gardener twice as often by August, with more leaves in the pool too.
Insects multiply after downpours, and mosquito screens stop being optional; check they are intact on every opening, sliding doors included. In the dry season an open pool heats up and a midday swim stops refreshing, while a roof over part of the terrace works all year: shade in the heat, a dry spot outside in the rain.

How does the season show up in the contract?
Seasonality is written not only into the rate but into the text, and that part is read carelessly most often. The switch date: many houses start high season earlier than the calendar winter, and if your stay crosses the line, the rate changes mid-stay. The clause should state a date in numbers, not the word 'season'.
Renewal priority: an owner whose house is booked for winter cannot keep you another month even if they want to, so if plans are flexible, agree an extension at once. Service: check that cleaning and pool care do not shrink with low season, since the rains bring more work, not less. Early exit: in low season owners are usually softer, because the house is easier to re-let; in high season terms are stricter for the same reason.
