Who decides whether pets are allowed?

There is no single rule on the island. In a detached house, permission depends only on the owner, who looks at two things: the size of the animal and the furniture that might suffer.

In complexes and gated estates, estate rules sit on top of the owner's will: where you can walk the dog, whether pets may enter shared areas, sometimes a weight limit. The flat's owner cannot negotiate those, because he did not set them. So the order matters. Find out the estate's rule first, then agree with the owner; the other way round you can get a friendly yes that means nothing.

Which homes suit a dog, and which a cat?

A detached house with a fence suits almost everyone. The dog uses the yard, neighbours are far away, and floors are usually tiled and survive anything. It is the simplest route.

A flat in a complex works with a small, calm animal: you go through shared areas and a lift, with neighbours behind the wall. Cats usually cope with that better than dogs.

Avoid a pool with smooth walls and a single ladder if your dog cannot get out on its own. A dog that falls in finds its way out only where there is a gentle entry or steps; along a smooth edge it will scrabble until exhausted. Without steps you need to block access, or make a habit of closing the terrace door when nobody is home.

How does the tropical heat change a pet's day?

Completely. Walks move to early morning and late evening. In the middle of the day asphalt and sand get hot enough to burn paws within a minute, so you do not go out on them.

Water is the second change. Animals drink noticeably more, and a bowl in the shade empties faster than owners expect; in a house without air conditioning running it becomes a daily chore. The rainy season brings humidity, skin problems and ticks, so vet prevention here is regular rather than occasional. Then there is the wildlife: geckos, toads, snakes in season, street dogs at the gate. A yard with a solid fence settles most of that.

What should you check on the plot?

A house that suits people may not suit an animal at all, and the plot is where you find out. Is the fence solid, with no gaps underneath? Do the gates close by themselves? Does the side gate open straight onto the road? Those three questions decide whether you can let the dog out alone.

Tiles and stone on the terrace heat up in the day. Look for shade over the yard for at least half the day, and for somewhere cool to retreat: a tiled floor indoors, a room with air conditioning, an awning. Inside, check the screens on windows and doors, because a cat goes through an open upstairs window faster than you can turn around.

What changes inside the house with a pet?

Cleaning, first. Shedding is heavier in the tropics, and air conditioning blows the fur through every room. If cleaning comes with the rent, discuss how often, because the usual schedule is not built around an animal.

Furniture is the second thing. Rattan chairs and dried-out wood suffer fastest, and that, not the floor, is what owners actually worry about. Bringing your own covers settles half of those worries while you are still negotiating.

Then the yard and the pool. A dog that swims regularly makes the water dirty faster, so the pool needs servicing more often; agree that at the start rather than explaining at the end of the month. And test the gate yourself. A yard looks closed until you find that the latch does not catch, or that the rains have washed out a gap under the fence.

How do you win over a hesitant owner?

With specifics, not persuasion. Breed, size, age, habits, a photo of the animal and an honest answer about claws and shedding remove more objections than promising that he is very calm.

The second strong argument is a longer stay. For an owner letting the house for several months, a careful tenant with a dog is better business than a string of short visits, and it changes the conversation noticeably. Then offer to solve the owner's worry rather than argue with it: covers for the sofa, your own rug, an agreed deep clean at the end. After that, a refusal is rare.

Expect a larger deposit with pets; it is normal practice and makes sense to both sides when discussed openly. Agree before arrival what cleaning the owner expects at check-out and what counts as normal wear, because shedding is heavier in the tropics and air conditioning spreads it through the house.
